In 2005 coming from Belgium I, Michel then 59 and my wife Wivine then 53 decided to make Placencia our retirement environment. To that end we bought 2 pieces (.16 +.12 acre) adjacent land at Harbour Place, the residential Northern part of Placencia Village.

On the largest main street lot we built a 1500 sqft apartmentvilla, comprising 4 studios of 330 sqft on the first floor and a 700 sqft 2 bedroom penthouse with a 700 sqft porch to operate as restaurant on the second floor. The building design is based on a concrete beam structure filled up by non-supporting walls, which allows for easy remodeling of spaces. We also made sure the structure could accommodate a third floor in the futur. We positioned the apartmentvilla on the piece of land allowing for the building of a swimming pool and an expansion of an additional 12 more studios (see situation plan). We value this apartmentvilla at 550,000$. Owner financing is possible (see contract). The economical justification of this amount will be demonstrated in the other paragraphs.

On the adjacent piece of land at the back my wife built a dome dedicated to meditation for the community and visitors of Placencia. She doesn't want to run it as a business generating unit for the time being. It is not imperatively part of a sales deal for the hotel but would be available for an additional 225,000$.

Being an engineer, I drew up the plans of the building that you will see in the different paragraphs in Excel, it being more efficient for local contractors (see legend).
